In the US, for instance, the system is heavily influenced by the British system of land and property law, which even British legal experts  agree is cumbersome, difficult to navigate and in need of streamlining.  The registration of land is designed to establish title and ownership to the piece of land in question and also to give an accurate representation  of the state of the land. This in itself is obviously a valid procedure, since it verifies ownership and facilitates the transfer of title when the property is sold. However,  there are some aspects of the process, such as overriding interests, which have been perceived as being complex and counter-productive to the system of dealing in land.
